Property Management Services

  • Perform site inspections on a regular basis

  • Prepare agenda for and attend regularly scheduled Board meetings

  • Coordinate and facilitate annual meetings

  • Negotiate for, secure, and manage vendor services

  • Obtain and evaluate proposals for special projects and manage these special projects to completion

  • Manage maintenance of common areas

  • Supervise property personnel and contract staff

  • Act as a liaison between the Board and both the cooperative's shareholders and its vendors

  • Obtain and oversee any necessary legal assistance

  • Maintain owner/occupant information and correspondence records

  • 24 hour emergency contact

  • Tarrytown office hours Monday-Thursday 9AM-4PM & Friday 9AM-12PM

Financial Management Services

  • Prepare annual budget

  • Prepare and analyze monthly financial reports, including profit and loss statements

  • Bill and collect maintenance fees/common charges as well as any assessments

  • Monitor accounts receivable and accounts in arrears

  • Manage accounts payable and pay building expenses in a timely manner

  • Maintain and reconcile all financial accounts of the property

  • Administer STAR program
